Bel Air At Its Best

To call this house a remodel isn’t fair to the word rebuilt – everything has been redone beautifully. This 9000+ square foot 1947 mid-century home has been taken down to the studs and resurrected with all of the amenities and finishes one would expect in 2011, while maintaining the style and elegance of the middle of the last century.

Old = Imported

Everyone says there is nothing truly old in L.A. Well, they are right. But you can always do what this seller did: ship it all from Europe. European old plus California sunshine equals perfect outdoor dining room…
Off Coldwater in Beverly Hills, this property is offered at $8.95M.

For Sale By Owner: Not for Everyone

In other real estate news, the founder of DIY real estate site ForSaleByOwner.com has sold his 2 bedroom NY apartment for $2.15mil- after enlisting the help of a broker. The Wall Street Journal reports that Colby Sambrotto turned to a real estate professional after trying for six months to sell his property via online listings and classifieds.

Hot Houses: Northern Exposure Edition

Go easy on Heather and Learka this weekend…their assistant (me) is heading to Alaska! I’m actually going to a wedding, but I told the girls I would be checking out some hot real estate, like this lakeside 5-bedroom, listed for $1.695 million in downtown Anchorage. If the rainbow-viewing deck doesn’t get you, perhaps the veritable safari inside will…

Calling All Street-Food Junkies!

Avoiding the west side this weekend? Good call.

If you’re camping out on the east side, head over to the Rose Bowl in Pasadena on Saturday for a food truck fantasy come true: the second annual LA Street Food Fest, where you can sample fare from more than 65 vendors. The Downtown Women’s Center is this year’s beneficiary. For VIP treatment (including tequila tent and beer gardens), get tickets to one of three limited attendance sessions:

  • 10am-1pm: Picnic in the Park (all ages, family friendly)
  • 2pm-5pm: Family Fun Day (all ages, family friendly)
  • 6pm-9pm: Date Night (21+)

On the Brook in Brookside

You can have almost anything you want in L.A., but if what you want is a house with a brook in the backyard it is so much cooler to not have to build the brook. Here’s you chance to skip construction….

Tile-tastic!

There was no limit to the eye-catching details in this 1929 Mediterranean on McCadden in Hancock Park – dramatic staircase, wrought iron, moldings, faux finishes, gilding, painted beams, stained glass, secret door – but our favorite was the entry tile:
We snapped a pic to make into Blackberry wallpaper (yes, we still have Blackberries!!)

Call Your Contractor: Three Fun Projects!

Today in our cross town travels we saw three properties that would make for interesting projects.

Tucked away in the Hollywood foothills by the Vista entrance of Runyon Canyon is a glamorous old Hollywood Mediterranean. Originally owned by actor Raymond Burr, the 1920′s home is part of an approximately 2.5 acre property that includes pool, views, recording studio, office and extensive wooded grounds. Offered at just under $5mil, this property is ready to transform into a dream compound in a celebrity-studded neighborhood.

If you prefer mid century to Mediterranean there is a 1950 A. Quincy Jones available off of Kenter in Brentwood near the Kenter Canyon School. The Friedman Residence is a 4 bed 3 bath ‘house type 403′ per the original drawings. There are wonderful details to preserve and a kitchen and baths to work some period conscious updating magic on. Also a bonus: the office/study with separate entrance makes a work-at-home option in your finished product. On the market for $1,650,000.

Same year, different neighborhood, for just over $8mil you can take on a 5 bed 6 bath 6,400 sq ft mid century designed by Arthur Froehlich who also brought us the Hanna Barbera Studios and The Hollywood Park racetrack. This property is an acre on the L.A. Country Club and has four fireplaces and a plethora of other details to work with.

From top, images from 1830 Sierra Bonita website and the MLS; properties listed by Brian Ades, Sotheby’s; Deborah Glusker, Deasy Penner; Capdeville/Papillo, Coldwell Banker

Let us know if you’d like to take on one of these projects!
