With one of the highest average per capita incomes and lowest population densities not just in Los Angeles, but in the country, Pacific Palisades’ homes are often quite spread out; however, there is a quaint downtown village with cute stores and good restaurants. Although considered too far of a commute for many, with quick access to Pacific Coast Highway you can be in downtown Santa Monica in a matter of minutes. With its good public schools (elementary through high school), the Palisades is a family- focused enclave with beautiful homes and close proximity to outdoor activities ranging from water sports to hiking and horseback riding. Homes start in the 1 million-dollar range and go up to 20 million and beyond.
